The federal measure

The Federal Housing Finance Agency’s all-transactions house price index for the St. Petersburg-Clearwater-Largo metro division, which tracks repeat sales and refinancings of the same homes, stood at 594.44 in the second quarter of 2026, almost unchanged from 594.97 a year earlier. It points the same way as Zillow: prices have stopped climbing but have not fallen far.

What the census says

The Census Bureau’s 2023 American Community Survey five-year estimates put the median value of an owner-occupied home in St. Petersburg at $331,500. Owners report that figure themselves and it covers 2019 through 2023, so it lags the market. See our St. Petersburg population and growth page for the housing figures in full.

What this means for you

  • Buyers: values are about 11% below the 2024 peak and homes take about six weeks to go under contract, which gives more room to negotiate than in 2021 or 2022.
  • Sellers: the index is a little higher than in January, but year-over-year values are still slightly down.
  • Flood zones matter. In the special flood hazard area, big repairs can trigger the city’s 49% rule; see building permits and zoning.
  • Taxes reset when you buy. The Save Our Homes cap comes off the January after a sale; see Pinellas County property taxes.
